We offer accompanied viewings, giving prospective buyers a guided tour of the property, and we handle all aspects of processing and agreeing on offers with all parties involved. Throughout the sales process, we provide seamless sales progression, working closely with solicitors to ensure everything moves forward smoothly. Finally, we arrange the completion and handover of keys, ensuring a stress-free and efficient conclusion to the sale.

For an additional £150, we offer a premium aerial photography package that enhances your experience with stunning high-resolution aerial shots. This package includes expertly captured drone footage, showcasing breathtaking bird’s-eye views perfect for elevating your property listing, ensuring a comprehensive visual package that captures every angle.

We also provide cleaning services to ensure your property is in excellent condition for its new owners or tenants. Please note that Imza Homes may receive a referral fee for these services, allowing us to continue offering quality recommendations to help you at every stage of your property journey.

Our comprehensive £350 setup fee covers everything you need for a smooth and professional rental process. We begin with an expert valuation to ensure your property is priced competitively, followed by high-quality professional photography and marketing to attract the right tenants. Our experienced agents will conduct accompanied viewings and manage offers, negotiating with all parties to secure the best deal. We also carry out thorough tenant screening, including references, Right to Rent, and credit checks. To ensure legal compliance, we handle deposit registration, tenancy agreements, and professional inventories. Finally, we notify utilities and council tax authorities of tenant changes, making the entire process as seamless as possible for you.

Our Property management department charges an 8% management fee and offers a comprehensive range of services. These include the collection of monthly rental payments, contacting tenants regarding lease renewals, and managing arrears. They conduct regular property inspections to ensure the property is well-maintained and coordinate any necessary maintenance or repairs. Additionally, the company handles the serving of legal notices when needed and performs a thorough checkout inspection, providing a detailed report. Finally, they provide annual rental statements for financial or tax purposes. This package is designed to provide property owners with a hassle-free management experience.

If you're looking to manage the day-to-day yourself, our tenant finding service provides everything you need to get started. We offer expert property valuation, professional photography, and targeted marketing to maximize exposure. We handle viewings, process offers, and conduct thorough tenant referencing, including right-to-rent and credit checks. Additionally, we manage deposit registration, tenancy agreements, and professional inventory checks, plus notify utilities and council tax authorities. All of this is provided for a fixed fee of £500, ensuring a seamless and efficient process to help you find reliable tenants quickly.
